Looking at a typical amortization schedule we see that initially most of your payment goes towards paying interest and very little goes towards bringing down your actual principal or balance on our loan. So, after 20 years, we still owe half of what we borrowed on our initial 30-year loan. This is because the interest is being calculated on the remaining balance of our loan. So, the higher the balance of the loan, the more interest you pay.
